The ‘Location, Location, Location’ Property Search Experience

August 15, 2018

The ‘Location, Location, Location’ Property Search Experience

Possibly the biggest cliche in property search is the phrase ‘Location, Location, Location’. Even before Channel 4’s hit TV show reached our screens back in 2000, those words were a favourite of property experts up and down the country. Their overuse, however, doesn’t lessen the truth of the message they convey. In the UK property market, location makes all the difference.

Getting That Location, Location, Location Experience

On each episode of Location, Location, Location, Kirstie Allsopp and Phil Spencer take a brief from the participants about what they are looking for in their dream property and where in the UK they would like to find it. At Buying Agent Partnership, our property finders do exactly the same and have been helping property finders for over 30 years. In fact, Buying Agent Partnership has even helped out the Location, Location, Location team with their research in the past!

At the start of the process, we will sit down with you and have an in-depth discussion about what it is looking for in a property and its surroundings. We will help you to prioritise those requirements and decide which are non-negotiable. For example, do you need to be close to a major trainline? Is there a certain school that you want to be in the catchment area for? Of course, if you are currently living a fair distance away from your intended destination, maybe even outside the UK, we are more than willing to have that conversation over the phone, Skype or email.

Using A Property Finder To Buy Your Next Home

Once we’ve taken a brief from you, we will scour the local property market to find as many properties as possible that meet your brief. This is exactly what the behind the scenes production team and researchers do on Location, Location, Location. One of the biggest advantages of seeking the advice of a property finder is the access that they have to off-market property. These are properties which aren’t advertised through the normal means, either because they are in high demand or because the vendors want the sale handled discreetly. High value and equestrian properties in particular are likely to exchange hands privately. The excellent relationships we have with local estate agents mean that we get to hear about these properties when no one else does. Estate agents know that our clients are serious buyers and are willing to have that conversation. We may also have properties in our bottom drawer where vendors have made us aware that they would sell if the right buyer came along.

For each property that we view on your behalf, saving you valuable time and money, we will produce a detailed report. This will inform you of everything that an estate agency information pack failed to mention and will include true to life photography. On request, we can also include video in these report. Based on our years of experience and expert opinion, we will decide whether or not to recommend that you view the property in person.

Unlike on Location, Location, Location though, our property finders aren’t limited to physically showing you 3 properties. Depending on what we find, we could accompany you on any number of home visits. No two property searches are ever the same!

Putting In An Offer

With a property chosen it is time to negotiate. On Location, Location, Location the group tends to nip to the local pub to make the phone call and wait to hear. We are more than willing to do the same but it often takes a bit longer than TV depicts! Thanks to our excellent knowledge of the local property market and our ability to detect points of contention, we can confidently enter the negotiation based on thorough research and with the aim of securing the best price for you. Indeed, our fee structure further incentivises us to secure a lower final purchase price.
